Upset Sale

General Information


The Upset Sale is held each September by the Bucks County Tax Claim Bureau in accordance with Pennsylvania's Real Estate Tax Sale Law (RETSL). The sale is conducted virtually through GovDeals, the County's approved third-party vendor, at https://www.govdeals.com.  

Properties with delinquent real estate taxes that are two years past due may be eligible for the Upset Sale. Eligible properties are advertised in two newspapers of general circulation within the County of Bucks and the Bucks County Law Reporter prior to the sale.

The 2023 Adjourned Upset Sale  and Judicial Sale will be held on December 12, 2023 beginning at 10:00AM EST. The list of properties exposed on September 19, 2023 is below. An updated list for Adjourned Upset Tax Sale and Judicial Sale will be available on or around November 1, 2023.

September 19, 2023 Upset Sale List

The list of eligible properties may vary up until the actual day of sale. It is recommended that potential buyers seek the advice of an attorney and research individual properties prior to bidding.

Bidder Registration


Bidders are required to register in-person no less than ten (10) days prior to the Upset Sale. Prospective bidders must supply the fully completed original copy of the appropriate registration application, signed affidavit, state-issued identification and a $100.00 certified check or money order.

Bidders who register for the September Upset Sale are also eligible to bid at the December Adjourned Upset and Judicial Sales.
